For some, relocating to a new city or state can be
a small matter. For others it is a major life event
that can result is one-third of your possessions
damaged or "lost" at somewhere in the move.
And insurance from the mover is inadequate.
THINGS THAT GET OVERLOOKED
There will be costs
1. What is the cost of living in the new city versus your current city?
a) Cost of groceries
b) Utilities cost: water, sewer, trash, yard items, recycleables, natural gas
electricity, propane, special taxes or fees for delivery,
costs/fees for delivery lines, meters, etc.
d) Medical costs (Doctor charges, insurance premiums, prescriptions, etc.)
e) Property, School, Utility and other Taxes per $1,000 assessment
f) Community Assessments, School Taxes, Car Tags, other Taxes
g) Property Owners Fees, Wastewater Fees, Security Patrol Fees, etc.
h) Homeowners and Car Insurance rates
i) Whether other areas nearby have lower taxes, insurance costs, etc.
j) Cost of goods and services in your City and surrounding areas
h) Cost of a House per sq ft
i) Any mandatory Flood Insurance required and if in any Flood Plane
j) Utility Costs: electricity, gas, eater
2. What costs are imposed by the State and County?
a) Law Enforcement charges
b) Water and/or Sewer and/or Wastewater and/or Storm Water
c) Property Taxes per sq ft and any special taxes for your proposed home
3. Understand values provided by Realtors are not deemed reliable so there is
little value in the numbers provided. Their job is to sell the property not to
protect the buyer from failures of their memory or fact checking. This is for
both operational and ownership costs but actual size of the land and home.
Some Realtors will only quote a vague range on size. A few hundred feet of
a home is easy to overestimate creating a false sense of real value but a
an easy increase in value per square foot against the discused sales price.
4. Never accept documents that reflect dimensions or lengths which were not
verified through actual measurement. Property records on lot sizes are not
always accurate nor square footage of rooms or the house. Property records
are often reproduced from prior records which may have been defective from
the initial measurements. You pay for these services; demand they be done.
Before considering a relocation, consider the many factors that are often
overlooked in preparation, packing, move, unpacking, replacing, and losses:
Always pre-pack your important documents, valued jewelry and other high value items into a locked car prior to the arrival of movers. Some of these are items that can "fall" into pockets or other containers that never make the van.
Many packers will arrive in private cars providing a legally protected place to keep items that can not be searched for without a formal Search Warrant.
Cardboard is not expensive until you buy it from a moving company. As a general rule, nothing will be insured unless it is packed in one of their boxes and paced by them. Not that the people who pack or unpack you have any special skills or extensive training, this is just their rules. And if you want a shock, look at what the insurance values will be for lost, missing or broken property. You will want to confirm and fully understand your Homeowners coverage for such losses or consider a seperate policy for the move. A dish that costs $30 will be rebursed for a few coins not dollars.
Be gently intimidating with the packers and driver by photographing all items of value including edges of anything made with wood, washers, dryers, tables, art work, paintings, etc., etc. The photographs should be time and date stamped to establish when they were taken. Anything doesn't come off the van or in the same condition, you have documentation. Photograph them as they enter the van as well.
Create an inventory list of all boxes so that you can use it to confirm what box numbers were loaded onto the van and later removed from the van. There is the potential for items to be loaded yet never seen from again.
Do not let the movers rush items off the van until you have confirmed the number on the box and marked it off. This activity makes it difficult for you to confirm every item was accounted for. There is the potential for theft of entire boxes from the van at a number of times during your move including while it is still in your departing town. Note what was packed in each box with the sticker number attached to help document losses.
Do not let them overwhelm you with people. The image is an effort to get you packed quickly. It also makes it challenging if not impossible to track where everyone is with your possessions being boxed up.
It is unfortunate that these steps are advocated but those who will be packing, moving and unpacking your goods do this for a living and know how to create a distraction, confuse a customer, rush the customer into loosing track of the information, or picking up items that were already checked into to the new residence. These are called professionals.
Your dependants will require considerable attention prior to, during and
after the move but in ways you may not have anticipated. Here are some:
- If they are of school age, you will need to secure:
- medical records using the new school's forms on a wide range
of medical conditions, vacinations and other medical matters you
children had. Of course this requires knowing where you will be
living in advance and obtaining those forms from them. Be sure
to ask if those forms are in the process or being revised, as you
may get to have all that paperwork redone by your children's
- school records can be as simple as their report cards for the year or
last academic period. Request these from the school if you are not
provided their report cards on anything that is electronic or does
not include school signatures and contact information for the school.
